License Requirements in South Carolina



  Applicants for an associate or property manager license must be at least 18 years old. Applicants for a broker, Broker in Charge, or Property Manager in Charge license must be at least 21 years old.   Applicants must have a high school diploma or certificate of equivalency and be lawfully present and eligible to work in the United States. An applicant with a juris doctor degree, bachelor of law degree, or a bachelor’s or master’s degree with a major in real estate from an accredited college or university may qualify for an exemption from the prelicensing education requirements. A qualifying degree also satisfies the experience requirement for broker qualification. The South Carolina Real Estate Commission must review the applicant’s transcript and determine eligibility. 

 

  •  Associate license: Complete the Commission approved 60 hour Unit I course, then submit your application and required documentation to the South Carolina Real Estate Commission. After the application is approved, the Commission will email authorization and instructions for scheduling the licensing examination through PSI. Unit II may be completed before or after the examination, but the Commission must receive the 30 hour Unit II completion certificate before issuing the license. PSI sends examination results directly to the Commission. 


  •    Broker license: Applicants must have five years of active associate licensure within the previous seven years and complete the Commission approved Unit IIIA Broker Management and Unit IIIB Brokerage Principles courses, totaling 60 hours. After completing the required documents, submit the application and payment to the South Carolina Real Estate Commission. Once the application is approved, the Commission will email authorization and instructions for scheduling the broker examination through PSI. Applicants who pass may complete the remaining requirements for a broker license or apply to become a Broker in Charge 


  •  Property Manager license: Applicants must complete the Commission approved 30 hour Property Management prelicensing course, then submit the application and required documentation to the South Carolina Real Estate Commission. Once the application is approved, the Commission will email authorization and instructions for scheduling the examination through PSI. PSI sends examination results directly to the Commission. Applicants seeking a Property Manager in Charge license must also complete the Commission approved seven hour PMIC course before the license can be issued.
