Sweet T Realty Referrals

As a Referral Division member, you:

 ✅ Maintain an active SC real estate license (CE and renewal required)
✅ Earn 80% of all referral fees received by Sweet T Realty
✅ No MLS dues, association fees, or E&O insurance required
✅ No showings, listings, contracts, or client representation
✅ Not eligible for local board or MLS membership while in referral division 

1. Send us your referral using our simple form 
2. We connect your client with a trusted, experienced agent 
3. Once the deal closes, you get paid 

You do not:
❌ Show houses
❌ Write contracts
❌ Negotiate deals
❌ Pay big fees
❌ Deal with stressful deadlines

• Annual Fee: $125
  Due every year on October 15th, not prorated. 
• Broker Split: 20% to Sweet T Realty, you keep 80% 
• Referral fees must be paid to Sweet T Realty, LLC before payment is issued to you 
• You must be active and affiliated with the Referral Division at the time of payout to receive your referral fee
   

✔️ Hold an active SC real estate license
✔️ Complete CE requirements and renewal fees on time
✔️ Submit proof of CE and background check updates to remain in good standing
✔️ File referrals through Sweet T Realty for tracking and agreements

Failure to maintain your license will result in termination from the division.

As a referral agent, you're considered an independent contractor, not an employee. You'll receive a 1099 each January for tax reporting. You're responsible for managing your own tax obligations.
